Another New Development Planned for East New York, This Time a 5 Story Mixed-Use Building on Crystal Street

East New York’s development wave continues to reshape long-vacant lots, with new permits filed for a five-story mixed-use building at 104 Crystal Street, also known as 950 Glenmore Avenue. The project adds to the steady pipeline of construction that has brought new housing and commercial space to the neighborhood over the past few years.

The site sits between Pitkin and Glenmore Avenues, just steps from the Euclid Avenue A/C subway station, making it a prime location for transit-accessible housing. Eliezer Grunberger of EZ Builders Corp. is listed as the owner on the newly submitted applications.

29 New Residences Planned, Plus Commercial Space

According to the filing, the development will rise 50 feet and span 19,970 square feet. Of that, 13,147 square feet is planned for residential use, with 6,822 square feet for ground-floor commercial.

The building will include 29 apartments, most likely rental units, based on the average unit size of approximately 453 square feet. The project will be constructed with a steel structural system and will include ten open parking spaces at the rear.

Potential Future Housing Opportunities

It’s not yet known whether the building will participate in the NYC Housing Lottery, but its arrival continues the broader trend of East New York converting long-underutilized land into new residential options. The neighborhood has seen a surge in filing activity—small buildings, mid-sized developments, and mixed-use projects—bringing new homes and deeper investment into local corridors.

As more applications are submitted and additional construction begins, East New York is quietly transforming one lot at a time.
